Located in Lake Cathie, the Catarina Townhouses is a 17-dwelling development designed around the coastal setting, with views towards Rainbow Beach from the front and rear balconies and North Brother Mountain visible from the rear of the homes.
The project came to Morr Homes & Projects with development approval already in place, following the completion of an earlier stage by another builder. With the opportunity to deliver the remaining 17 townhouses, our team worked from the approved plans and refined the design to better align with Morr’s construction methodology.
Rather than starting from scratch, we looked at where the existing design could be simplified and rationalised - improving buildability, construction efficiency and overall practicality while retaining a cohesive relationship with the first stage of the development.
The result is a consistent townhouse design with a distinctly Morr approach: considered detailing, practical construction and a design that makes sense both on paper and on site.
For developers, projects like Catarina demonstrate the value of having a builder involved who can look beyond the approved drawings. With the right construction input, an existing design can often be refined to create a more efficient path from approved plans to completed dwellings - without losing the intent of the original development.
